How is the Tax Levy Calculated?

The Municipal Tax Rate is only one portion of the Total Tax Rate. Our Council sets the Municipal Tax Rate.

The Tax Levy is the price you are billed based on your property assessment, which is set by the Municipal Property Assessment Corporation (MPAC), an arm of the Government of Ontario.

The Assessment Cycle

Due to the COVID-19 pandemic, the Ontario government has postponed the 2020 Assessment Update. They have indicated that property assessments for the 2022 and 2023 property tax years will continue to be based on the fully phased-in January 1, 2016 current values. This means your property assessment for the 2023 property tax year will be the same as the 2022 tax year unless there have been changes to your property.

How does this affect the municipality?

Without an assessment increase the municipality must raise the municipal tax rate more to levy enough funds to cover municipal services.

Marmora and Lake “Loonie”

The municipality is responsible for providing a wide variety of services. This pie chart represents how taxes are spent, per dollar. County and Education amounts are based on 2022 allocations.

Karst at a glance…

  1. According to the CVCA there is a known presence of karst in this area.

  2. It is uncommon for karst to be a physical hazard (sink holes/caves) in this region, but it is possible that during construction some unstable bedrock can be discovered.

  3. Karst areas may allow contaminants to reach groundwater sources including private wells. Mitigation strategies should be considered.

What to do during construction and what if karst is found?

During excavation, the underlying bedrock should be inspected by the builder for potential karst formation. If any karst features are identified it is recommended that all digging stop immediately, and that a geological engineer be consulted to assure the proposed foundation design is appropriate for the potentially hazardous bedrock.
